George’s Avenue welcomes Ruchii Restaurant!

Ruchii Restaurant opened above Conway’s Pub in June 2018 and now after 5 years has just moved to 9 George’s Avenue. Ruchii’s mission is to bring the rich flavours of India to Ireland while embracing the principles of Ayurveda and the essence of Panchabhoota.
Sateesh and his staff are dedicated to providing a holistic dining experience that celebrates the ancient wisdom of Ayurveda and the traditional Indian culinary heritage. They look forward to welcoming guests to their brand new premises spread over two floors. Soft opening from 24th August 2023 and fully open from 7th Sep 2023.
The Blackrock Business Network welcomes Sateesh and Ruchii to their new premises. Sateesh, Seetha, Vicky and staff have been great supporters of Blackrock business and community since they arrived in 2018 and we wish them every success in their new venture.

Managing the Living Streets Project

The Living Streets Project, i.e. the making permanent of the temporary changes to Main Street, has now secured planning permission and our focus changes to how the project will be managed. The start date is likely to be early in the new year and the works are expected to go on for many months.
The two big issues from a business viewpoint, for which we will have to prepare well, will be the amount of disruption to normal business and the length of time for which that disruption goes on. The BBN is already liaising with DLRCoCo in seeking ways to mitigate both. Discussions are also taking place to include the following:- flexibility in work times, management of workers’ cars (i.e. preventing them using up valuable on-street parking spaces), campaigns to encourage residents to ‘shop local’, commercial incentives to businesses, etc.
Also, as we did with the works on the bypass some years ago, we will need to have a small representative monitoring group that will meet with DLR officials, say on a weekly basis, to monitor progress, issues, complications, etc.
We will consult with business and report in much more detail on this project over the coming months as things develop
Exciting Summer for
Blackrock Athletics Club
Dónal Martin (Team Ireland) from Blackrock Athletics Club in the 2023 European Youth Olympics 200m Final in Maribor, Slovenia

The biggest club story over the summer was the selection of Blackrock local Dónal Martin to take part in the European Youth Olympics which were held in Maribor, Slovenia with 48 countries competing. Dónal represented Ireland and the club in the 200m sprint distance and the medley relay. He made it through the heats and the semis, coming 6th overall in the 200m final obtaining a massive PB at the games – he’s one to watch in the coming years.
In other success – Killian Curran, another Blackrock local, was selected as part of the Irish relay squad which competed recently at the European Athletics U20 Championships in Jerusalem during August.

Blackrock Athletics Club (BAC) is busy getting ready for the new Juvenile training season which starts back on Sunday 3 September 2023. Offers will issue to all new members shortly so anyone interested in joining the club should register their interest now. BAC would especially welcome older children and teenagers who may be interested, there is no waitlist for teenagers and older. They still have a waitlist for younger kids aged 11 and under. However this year they are offering more places than ever given the additional facilities that the club has attained. As a result they also need more volunteers, so if parents or members are willing to help with admin or coaching please email info@blackrockac.ie
Bank of Ireland to get a facelift!

Bank of Ireland have sought permission to demolish and rebuild the entire existing front facade of the Bank of Ireland, Blackrock, consisting of the relocation of the existing ATM, replacement of the windows, doors and shopfront, replacement of the stone cladding, replacement of the existing signage and surrounds and all associated site works. Maldron Hotel celebrates first Anniversary!

Granada FC look forward to new Season!

There is a major redevelopment project going on at the home ground of Granada FC in Hollypark, with the relaying of the pitches, to welcome the start of the 23/24 football season.
Since their trip to Vincennes, Paris last May, Granada FC have had much to celebrate at the club. The Under 14 A girls team were crowned MGL Champions last season – a first in the Club’s History. Their Under 13 A girls team also won the DDSL Girls Cup. In addition, the Under 14 A girls took part in a tournament in Barcelona at the end of the season, and in September they’ll be off to Vincennes to take part in the first-ever Girl’s Football Tournament there.
Granada FC also welcomed new friends from US club Temecula, from California, and they’ve already extended an invite for a return visit to Temecula in 2024. An 8 week Summer Camp, sponsored by Lisney Sotheby’s International Realty Blackrock, has recently been completed. Over the weekend of 26/27 August 2023 Granada FC helped raise more than €2,000 for Barnardo’s at their Mini World Cup!
Update on Temple Hill/St Teresa’s site

Having failed in the weeks leading up to the arrival of the Covid-19 pandemic to find a buyer at €45 million for the St Teresa’s site it owns at Blackrock in South Dublin, developer Paddy McKillen jnr and Matt Ryan’s Oakmount has instructed joint agents Knight Frank and Savills to offer the property to the market once more at a reduced guide price of €36 million.
Oakmount acquired the Temple Hill site for €30 million in 2017. The price paid by the company represented a premium of 20 per cent on the €25 million guide price when the lands were brought to the market on behalf of the Daughters of Charity of St Vincent de Paul.
The subject site can potentially come to accommodate up to 446 units. In 2022, Oakmount sought and secured planning permission for 446 units along with a creche, residential amenity building and a café. While this particular permission is the subject of judicial review proceedings, the joint selling agents believe it is indicative of an acceptance from both DLRCoCo and An Bord Pleanála, that the site can cater for additional density.
Quite apart from its most recent association with the Daughters of Charity, the Temple Hill property has an interesting history. The Victorian residence now known as St Teresa’s House was once the home of Lady Arnott, the wife of John Arnott who owned the department store bearing the Arnott name.
